Manatee lagoon residential complex

An ocean inlet forms a small lagoon. Around it, the town planning board had approved a subdivision with fifty-eight lots (60”x150’) leaving an area free for common access to the water. I was called in to design a prototype home of approximately 2,000 square feet that could include an office and/or small commercial space and a two-car garage. We located all the public functions on the first floor facing the garden and the water. The private rooms (bedrooms) are on a stepped back second floor that also faces the water and uses the roof of the first floor as a garden in an ascending plateau effect. There is a small courtyard section towards the middle of the lot that separates the house from two freestanding pavilions that face the street.
